TERMS AND CONDITIONS 
 
BOOKING DETAILS 
Please check our booking page for payment details. 
It is strongly recommended that you take out your own holiday cancellation insurance. The lead booker must be over 21 years of age and attend the holiday. 
The maximum number to reside in the properties must not exceed 4 in Woodland Hideaway, 4 in Drewstone Arches, 
4 in Woodcutter's Cottage, 4 in The Roundhouse and 4 in Swallows Barn. Only those people named on the booking form are entitled to stay/visit. If it is found that more people than on the booking form are using the property, this will be considered a breach of contract and the holidaymaker and their party will be asked to leave immediately without any refund. Sub letting of the property is prohibited. 
We reserve the right to refuse a booking without giving any reason. 
A stairgate and childrens fire safety guard can be available on booking for Swallows Barn and the Roundhouse. The Other cottages have a fixed stairgate at the top of their stairs. 
We can provide a highchair/travel cot which must be requested at time of booking.  
 
EXTRA GUESTS  
You are strictly not permitted to invite additional guests back to the property without prior agreement with us. Each property is for the exclusive use of our booked in guests only. 
We reserve the right to refuse admittance if this condition is not observed. 
 
If you wish to add/change anything from your original booking this must be done before your holiday start date.  
Changes will be allowed at our discretion.  
 
Payment of your holiday can either be made in full at time of booking or 50% of the amount as a non refundable deposit due at time of booking and the remaining 50% due 2 calendar months before your stay, if your booking is less than 2 months, full amount is due on booking. Non payment of the final balance by the due date will be treated as a cancellation. 
 
WiFi -This is free but is subject to availability and network conditions, and may not be available 24 hrs a day. The WiFi is provided for pleasure and not business purposes. 
Drewstone Farm cannot accept responsibility or liability for work taking place outside our farm boundary, or for nuisance or noise resulting from third party activity over which we have no control. 
 
PAYMENT METHODS FOR DIRECT BOOKINGS 
Payments can be made by bank transfer to: Lloyds Bank account in the name of Katie Toft, 
Account number 72707760 Sort code 30-91-79 
Please use your surname for the reference on the bank transfer. 
Print off the booking confirmation email and post it to us with a cheque, 
payable to: Katie Toft and posted to: Drewstone Farm, South Molton, North Devon EX36 3EF. 
You may also pay via PayPal we can send you a link upon request, 
this method is also available via the PAY NOW button when booking with us through our booking and availability page ( Please note there is a 3% surcharge when using all Paypal payments). 
 
CANCELLATION 
Cancellation is required in writing either by post or email. 
In the event of cancellation on the part of the client, we strongly recommend taking out your own holiday cancellation insurance. 
In the event that the owners are forced by unforeseen circumstances to cancel a reservation, they 
undertake to make every effort to secure the rental of a similar property of equal standing or arrange an alternative date for your stay. 
Failure to do this will result in all monies being refunded. 
 
ARRIVAL AND DEPARTURE TIMES 
You may arrive any time after 4pm on the day of your arrival. Please do not arrive before this time, you will not be able to drop anything off or use any of our facilities prior to check in time. 
Each cottage has a key safe by the main entry door to your cottage. You will be provided with a keycode number once we have received your booking and full payment. 
You must vacate the property and Drewstone Farm, strictly no later than 10am on the day of departure (including any car parking space). If you have booked through an agency you must follow their departure time which may differ from ours. 
 
CLIENT RESPONSIBILITY 
For the duration of your stay at the property, you will be responsible for the property and will be expected to take good care of it. 
The client undertakes to leave the cottage, its fixtures and furniture in the same condition as they were 
found. 
All properties and buildings/grounds at Drewstone Farm are strictly NON SMOKING AND NON VAPING. 
Please close all gates. 
Please no not enter any of Drewstone Farm fields if they have sheep in them. 
We have fields, woodland, uneven ground, farm machinery and livestock within the grounds of 
Drewstone so care should be taken at all times. Children using the play area which is for guests booked into Woodcutters Cottage only (strictly for under 12's) and for exploring the grounds must be supervised by a responsible adult at all times.  
All damage/ breakages or missing items are the legal responsibility of the main booker and should be reported to us immediately and paid for. Drewstone Farm reserve the right to charge the client for any breakages/ damages or missing items or extra cleaning required of the property or surrounding grounds found on or after departure. You will also be liable for loss of earnings to the owner should the next guests have to be cancelled due to damage caused during your stay. 
No illegal activity during your stay with us. 
Please do not cause annoyance or become a nuisance to fellow holiday makers, or adjoining 
neighbours. 
Bikes are not allowed inside the cottage. 
No candles, fireworks/lanterns or any fires are not permitted on or around the property at any time. 
Lost property: Will be kept for two weeks and the guest to arrange a courier to collect the item from Drewstone Farm. 
 
ELECTRIC VEHICLE CHARGING 
We have no facility to charge electric vehicles (EV). We do not have a dedicated EV charging point, nor do we have a power socket either indoors or outdoors that is suitably rated, protected and certified safe for use for charging an EV or for plugging in a lead that is routed outdoors. We recommend you research where EV charging stations are located prior to your stay. 
 
We do not allow pets/animals in any of our cottages or on Drewstone Farm. 
If you fail to observe our terms and conditions we have the right to terminate your booking, even if 
you are at the property, by asking you to leave at once without any compensation becoming payable 
to you. We reserve the right to enter the property at any time should the need arise if we have any concerns or carry out 
general duties.  
Online shopping deliveries: We do not offer an unload service and it is not our responsibility if you are not here to take deliveries yourselves. 
Lost keys: A £10 charge will apply for lost keys. 
For security reasons, we have CCTV on the Farm. Swallows Barn and The Roundhouse also have CCTV on the parking area. 
We do not allow additional activities/services on the premises from third party suppliers. 
 
FARM ACCESS 
Access to our farm buildings and sheds are strictly prohibited. This is a busy working farm and poses various dangers. 
 
OWNERS LIABILITY 
Limitation of our liability 
Nothing in these terms of use excludes or limits our liability for death or personal injury arising 
from our negligence, or our fraud or fraudulent misrepresentation, or any other liability that cannot 
be excluded or limited by English law. To the extent permitted by law, we exclude all conditions, warranties, 
representations or other terms which may apply to our site or any content on it, whether express or implied. 
We will not be liable to any user for any loss or damage, whether in contract, tort (including 
negligence), breach of statutory duty, or otherwise, even if foreseeable, arising under or in connection with: 
Use of, or inability to use, our site; Damage, loss, theft, injury or any damage suffered whilst at a property; 
Loss or theft due to online fraud outside of our control; 
Failure of the property to meet all legislative requirements 
(since this is the responsibility of the property owners); 
Use of or reliance on any content displayed on our site; 
For any temporary defect or stoppage in the supply of Electricity, Gas, diesel, petrol, Oil, Water or Broadband; 
For any death or injury to the client or people under his or her responsibility; 
For any loss or theft of property belonging to the client or other people under his or her responsibility; 
For any loss, damage or injury which is a result of adverse weather conditions, riot, war, strikes, disease or 
other matters beyond the control of the owner; or 
For any loss, damage or inconvenience caused to or suffered by the client. 
Business users, please note that in particular, we will not be liable for: 
loss of profits, sales, business, or revenue; business interruption; loss of anticipated savings; 
loss of business opportunity, goodwill or reputation; or any indirect or consequential loss or damage. 
 
WORKING PARTIES/GROUP BOOKINGS 
We regret we cannot accept bookings from working parties or large party groups.  
 
PARKING & ACCESS 
There is parking for 2 cars outside each cottage except Woodland Hideaway which has parking for 1 car. 
All vehicles are left at the owner’s risk. 
Access to Drewstone Farm is via a good concrete drive, however we do not except any liability of 
damage to you or your vehicle. 
 
LOCAL ROADS AND LANES 
Drewstone Farm is a rural location, accessed by country lanes that are single track in some places. We do not accept any liability for damage caused to vehicles or persons whilst travelling on local roads and our farm lanes. 
These are quite narrow and winding in places and must be driven with care, caution and at a safe speed. 
 
SERVICES 
All services servicing the properties i.e. Electric, Gas, Oil, Water, Logs (up to 4 bags of logs per week) and broadband are included 
within the price. Bed linen and towels included (one hand and bath towel per guest). Please note we do not supply bath sheets or beach towels. If you have any allergies or special requirements, please bring your own alternatives with you. 
 
LINKS TO OUR SITE 
Where our site contains links to other sites and resources provided by third parties, these links are 
provided for your information only. We have no control over the contents of those sites or resources. 
 
CHANGES TO OUR WEBSITE 
We may update our site (including these terms and conditions) from time to time and may change the content at any time. 
However, please note that any of the content on our site may be out of date at any given time, and we are 
under no obligation to update it. 
We do not guarantee that our site, or any content on it, will be free from errors or omissions. 
Although we make reasonable efforts to update the information on our site, we make no 
representations, warranties or guarantees, whether express or implied that the content on our site is accurate, complete or up to date. 
All cottages are managed on behalf of the owners. 
 
COMPLAINTS 
We hope you enjoy your holiday with us, should you have any complaints please raise them with us immediately so we can do our best to rectify any problems you may have. Complaints will not be addressed after departure. 
 
INSURANCE 
Clients are strongly recommended to arrange a comprehensive travel insurance policy (including 
cancellation cover) and to have full cover for the party’s personal belongings, public liability, 
accidents, civil liability, disease, illness, repatriation and damage etc.
